A Good Sign For The Residential Real Estate Market

July 20th, 2009 bryanbomba Posted in Hnsdale Real Estate Comments Off

In a message to me today by my Hinsdale-based mortgage partner:

In the first sign of a movement in less restrictive lending standards one of our MI companies removed the Chicago area from the declining/distressed markets list along with 100+ other metropolitan areas.  The appraisers can still note that the property is in a declining market but this makes life much easier for MI deals.

June 25th, 2009 bryanbomba Posted in Hnsdale Real Estate Comments Off

710 S. Monroe Hinsdale IL 60521

710 S. Monroe Hinsdale IL 60521

710 S. Monroe is a big house that feels like living in a story book. The master architect, Bob Miflin, was successful in creating a full-sized family home that evokes feelings of coziness throughout. While 710 S. Monroe in Hinsdale is now priced at $1,599,600, it would cost you a whole lot more to replicate it today.
If you are not intimately familiar with the location of 710 S. Monroe in  Hinsdale, view this Google Map of Hinsdale. It is plain to see that the location is nothing short of idyllic. 710 Monroe is on a quiet, very low traffic, tree-lined street. In and of itself, that is enough to make it unique. However, this location, smack dab in the middle of the Madison Grade School area, offers an extremely short walk to: St. Isaac Jogues, Madison Elementary School, Hinsdale Middle School, Hinsdale Central High School, downtown Hinsdale and the Hinsdale Metra train depot. It is that good!
And now that it is priced at $1,599,600, it is a screaming value. Contact me to take  a look today.

A Hinsdale Home That Is On The Park And Walk To Metra Train

May 28th, 2009 bryanbomba Posted in Hnsdale Real Estate Comments Off

On the park locations in Hinsdale never come on market. Seize this rare opportunity to own a family-sized home that is absolutely overlooking and adjoining Melin Park. That is huge!

Stough is a cul-de-sac street as well. By Hinsdale IL standards, you can count the number of cul-de-sacs in this town on one hand. As you can imagine, cul-de-sac streets have extremely low traffic counts. Another significant plus for carefree family living.

Talk about convenience, click the Google Map of 833 Stough Hinsdale IL 60521 and see that the walk to the West Hinsdale train depot is just a straight shot up Stough.

As rare as on the park homes can be, 833 Stough is doubly uncommon, as its physical condition is so impeccable, most people doubt that it is lived in. Let me put it to you this way, there are homes that are cleaned up to be marketed and others that are so pampered every minute of their existence that they are flawless. This Hinsdale home is clearly in the latter category. And best of all, you can be the lucky beneficiary of this pampering.

If you would like to ask more about this home, just contact me at 630-455-8455 or Bryan@BryanBomba.com

Rare “On The Park” Home Comes On Market In Hinsdale IL

May 22nd, 2009 bryanbomba Posted in Hnsdale Real Estate Comments Off

Take a good look at this! It is something that will will almost NEVER see. An in-town Hinsdale house in a walk to train location that backs directly to a park. It is Melin Park. A park so secret, most Hinsdale residents do not know where it is. I will bet that even members of the Hinsdale Park District have a hard time finding it. That is because it is tucked away on a cul-de-sac street adjoining some very nice homes.

Okay, now for the house.

833 S. Stough in Hinsdale is an awesome family home priced at $999,900. 4 bedrooms (plus one in the nicely finished lower level). 3 1/2 bathrooms. Absolutely positively impeccable condition. When you buy it, your home inspector will be so bored, he will feel guilty for charging you to inspect it.

If you have questions and/or would like to see this rare offering, contact Bryan@BryanBomba.com.

Family-Sized Home in the Best Burns Field/Monroe School Location!

May 13th, 2009 bryanbomba Posted in Hnsdale Real Estate Comments Off

Does it get any more stately than this?

This is what you get when you assemble the extreme design talents of Caprio Prisby architects with the distinctive construction of J.P. McMahon. Both are industry leaders with penchants for excellence. By Hinsdale standards, it just does not get any better than this.
And now let us talk about this idyllic location. Everyone in Hinsdale wants a “walk to” town and train location. Not everyone gets it. Add the stringent requirements of being a few steps from Burns Field as well as even fewer steps from Monroe school, and you have precisely defined filet of Hinsdale. Even better, you have pinpointed the location of 221 N. Madison in Hinsdale.
If homes had a walk rating, this one would be an absolute 10 on a scale of 1 through 10.
If you look at the front of 221 N. Madison in Hinsdale and try to guess the square footage of the house, in most cases, you would be wrong. The understated elegance exuded by this design masks that, behind its façade, is over 5,400 square feet of living area in addition to the finished walkout basement. That is a “wow”.
More important than the size is the personality of the home. It feels warm and comfortable. Recently, at a real estate brokers’ tour of the home, dozens of local realtors walked through to familiarize themselves with 221 N. Madison, so that they could tell prospective buyers about it. Without question, the most persistent comments were those centering around “how good it feels”.  I have to admit that I feel the same way each time I see it. What I do not know is whether or not the virtual tour of 221 N. Madison in Hinsdale will be able to convey that feeling to you. If not, just contact me via email at

A Stand Out Home In Hinsdale For $669,000

April 3rd, 2009 bryanbomba Posted in Hnsdale Real Estate 1 Comment »

824 Vine Hinsdale IL 60521

824 Vine Hinsdale IL 60521

The more that you look around, the more that you will see this home as an absolute stand out!  824 S. Vine in Hinsdale has a buyer-friendly price of $669,000. I invite you to take a look at all of the homes on the market in Hinsdale priced from $500,00 to $800,000 to see what I mean.

This may be your once-in-a-lifetime opportunity to own a home on an in-town cul-de-sac…particularly at this attractive price point.   “Walk to” just does not get any better than this as you are five minutes to the Madison Elementary School, Hinsdale Middle School, Hinsdale Central High School, parks and the Community House, and the Metra train depots in Hinsdale (believe it or not, there are three!)

Take a look at the map of the neighborhood surrounding 824 S. Vine.

Throughout the home, the updating and physical condition is excellent.  It’s just ready for you to move in.  Don’t forget to take in the huge addition, which is comprised of an expansive eat-in kitchen (with island) and large first floor family room.   As surprising as it may sound, the master suite is not just oversized, but has two walk-in closets.   Moreover, if you desire a two car garage, there is room for one in the back yard.  Ask me for details. It is an easy modification.

All in, it is unlikely that you will find a better house in this price range. If you would like to see for yourself, it would be my pleasure to show it to you. I am always reachable at Bryan@BryanBomba.com.
