Who Buys Houses At This Time Of The Year?

While every market is different, there are some clear demographics as to who’s doing the buying now in the near western suburbs of Chicago. My definition of the near western suburbs of Chicago are those wonderful close-in suburbs which  are about 30 minutes (by Metra or car) into downtown Chicago. Specifically, I am referring to Western Springs, LaGrange, Hinsdale and Clarendon Hills.

While the move-up buyers (those who already live in this area) usually make their elective home purchases in the early Spring through Summer, it is the other categories of home buyers who do the buying in the fourth quarter.

Category 1: The relocation buyers. This group of buyers can represent up to 60% of the total population of house buyer, dependent on the time of year. These are families whose corporations move them here for job relocation purchases. Typically, this category of buyer has a short amount of time to buy. When they ask to see your house, make it available for them!

Category 2: Buyers coming out form the city (Chicago). These buyers usually move out to the greater Hinsdale area when they have had it with living in the city with kids-a most inconvenient experience. Sometimes, these buyers come out when they learn of their pregnancy or soon thereafter. Because the city of Chicago is more of a twelve month market, these buyers come out to the western suburbs of Chicago year round.
