How Did This Clarendon Hills House Sell In Zero Days On Market?

210 S. Prospect in Clarendon Hills Illinois has significantly outperformed the local real estate market. Typically, homes take about eight to nine months to sell. This one sold before actually going on market. How did these savvy home sellers do it?
- The sellers priced it right. There was no talk of "testing the market" or "we can always come down later". Nor did these sellers think that they’re so special that they could outsmart the market. They embraced market conditions and priced it at a level where any serious buyer who knew the local market conditions (for homes in the Hinsdale Central High School area) would recognize the pricing as a "wow".
- These sellers knew it was a beauty contest as well as a price war. Price alone was not going to cut it. The house needed to be the prettiest girl at the dance. While the home was already in pampered condition, it was time for a makeover. In came the professional stager. In came the landscapers to enhance the curb appeal. Out went anything remotely considered clutter. The house could not have shown any better.
- The location didn’t hurt. 210 S. Prospect in Clarendon Hills is enviably located just steps from he Metra station, downtown Clarendon Hills and Walker Elementary School.
- Assertive marketing. Actually, pre-marketing in this case. The sellers did not haphazardly get it on market. We prepared the home. We timed the market. We allowed exposure to the market before actually going live with the MLS marketing effort.
I applaud the owners of this home for embracing reality and being ahead of the market in pricing. Their reward came in the way of having a non-invasive marketing effort-zero days!
