Of my many many obsessions, few are the source of as many potentially sleepless nights as the prospect of getting water in my basement. The only thing worse than getting water in your basement is finding out how little your home owner’s insurance company will assist you in the event of basement flooding

Given that I see over 100 homes each month and I work for a number of builders, from these experiences I have developed a number of tips to help you guard against the nightmare of basement flooding:

• Check Your Home owner’s Insurance Policy. Once you learn it’s limitations, you’ll be motivated to follow the remaining steps.
• Topography. Make sure that the earth crowns away from your foundation. If it doesn’t;t, fix it.
• Downspouts. Get them to distribute water as far from your foundation as possible even if it means running them underground.
• Waterproofing. If you’re building a new house, don’t cheap out and go with the low end sprayed on foundation waterproofing. Go with a rubber-like material which will stretch with foundation movement.
• Mega sump pump. Another category to go big and strong.
• Monitor your sump pump pit. Have a water-sensing monitor set inside your pit so that you are notified by an alarm (and cell phone if you are away from home) when the water level rises to an unacceptably high level.
• Get a serious back-up system for your sump pump. Sump pumps fail. Sometimes it’s mechanical. Sometimes it’s electrical.
