Here are the bottom line stats to help you understand the real market dynamics devoid of emotion

Every week, I review  an in depth analysis of the market conditions in the seven near western suburbs of Chicago where I perform most of my real estate brokerage business. The statistics I use are extracted directly from the MLSNI which is the Multi Listing Service of Northern Illinois. While the market data is considered reliable, it is not guaranteed. This data is limited to the detached single family property classification.

Hinsdale market conditions.

Currently, there are 359 active listings of which 31 are under contract (9%).

Over the past 30 days, there have been 21 new contracts accepted. Over the same period last year over the same trailing 30 day period, there were 24. This means that there were 12% fewer sales this year over last year.

The average asking price is $1,466,059.

The average market exposure time for active listings is 200 days.

Clarendon Hills market conditions.

Currently, there are 137 active listings of which 18 are under contract (13%).

Over the past 30 days, there have been 11 new contracts accepted. Over the same period last year over the same trailing 30 day period, there were 9. This means that there were 122% more sales this year over last year.

The average asking price is $850,072.

The average market exposure time for active listings is 201 days.

Western Springs market conditions.

Currently, there are 143 active listings of which 17 are under contract (12%).

Over the past 30 days, there have been 10 new contracts accepted. Over the same period last year over the same trailing 30 day period, there were 13. This means that there were 23% fewer sales this year over last year.

The average asking price is $853,798.

The average market exposure time for active listings is 200 days.
