Reality: It's to your advantage to list your home with a real estate broker who has many house listings!
Some home sellers mistakenly believe that they should not have their home marketed by a realtor who has a lot of listings. These people think that the listing agent may have diluted marketing efforts and/or direct the prospective home buyer to one of the other properties being marketed.
In reality, a synergistic effect takes place. Having a broad spectrum of homes creates a broad web of leads which come in on the various properties from various sources. Think of every home listed as a magnetic marketing piece on which buyers are attracted. Given that buyers of houses seldom buy the first home on which they contact a realtor, there is an opportunity to expose these buyers to a variety of houses on which the listing agent has intimate knowledge.
In the home-buying process, initially, serious buyers tend to first establish a relationship with the agent who’s going to represent them in the transaction. Given that agents with large listing inventories get more exposure to prospective buyers, these same agents tend to develop relationships with more buyers. As such, agents with more sellers tend to represent more buyers! This is exactly who you want to market your home.
