Reality: It is critically important with whom you list your house
At it’s most basic level, the Realtor working for a home seller should primarily be concerned with three items. Getting the homeowner the highest price; in the least time; with the least inconvenience to the sellers.
First, we’re in a highly competitive market where many sellers are competing for a lesser number of buyers. In Hinsdale, Western Springs, Clarendon Hills, Burr Ridge, Oak Brook, LaGrange, Elmhurst and Downers Grove, approximately 11% to 17% of the listing inventory is under contract. This means that approximately 83% to 89% of the house listings remain unsold.
Not all houses that are put on the market sell. That’s why you need a experienced, proactive marketer and negotiator who will get your home sold.
Second, it is absolutely imperative to have a Realtor with the know-how, experience and education to anticipate problems and squelch them before they become unmanageable. The National Association of Realtors says that approximately 30% of all written contracts never close.
Problems happen. When they do, sellers who think that they’re moving, suddenly find out that they’re not.
If your home is perfect; the market is strong; you presume a problem-free transaction and you’re extremely lucky, you can probably list your house with anyone. If you don’t fit this profile, hire an experienced marketed and problem-solver who will serve as an assertive defender of your equity.
